Energy Efficiency Solutions for Landlords

Whether you manage a single property or a more extensive portfolio, we can assess the energy efficiency of your property and identify available funding options to implement upgrades that can improve your long-term profitability.

As a landlord, it can be overwhelming at times to keep up with the latest energy regulations and rising utility costs that impact your tenants. At SmartStone, we offer reliable and compliant energy efficiency solutions, ranging from insulation to renewable energy systems, including solar panels and heat pumps, with certified and expert installation.

These improvements can enhance your property’s Energy Performance Certificate (EPC) rating, thereby increasing its value and rental appeal. You may also be eligible for government-backed grants.

How We Can Help

Landlords are facing mounting pressure to improve the energy efficiency of their rental properties. Improving energy performance is no longer just an option, but a regulatory requirement, so it is crucial for any areas of heat loss in your rental properties to be professionally identified and addressed. Upgrading insufficient insulation and implementing renewable heating systems or solar measures can lead to long-term financial benefits. These upgrades will not only keep you competitive in the property rental market but also create warmer homes that tenants want to rent.

Room in Roof Insulation

Underutilised roof spaces are often the least insulated areas in the home, contributing up to 25% of a property’s heat loss. Adding insulation helps maintain consistent temperatures,  reducing long-term energy costs.

Loft Insulation

Poorly insulated lofts cause major heat loss and higher energy bills. Loft insulation solves this by keeping homes warmer, improving efficiency, and helping landlords stay compliant.

Internal Wall Insulation

Older buildings lose heat through solid walls, resulting in landlords experiencing raised running costs. Internal wall insulation boosts thermal efficiency without altering the exterior of the property.

Cavity Wall Insulation

Uninsulated cavity walls allow heat to escape, resulting in higher energy bills. Efficient insulation keeps heat inside, making homes warmer and cheaper to run, which, let’s face it, every landlord wants for their tenanted properties.

Cavity Wall Insulation Removal

Protect your property’s value and improve its energy performance by removing degraded cavity wall insulation that may be old or faulty and replacing it with effective insulation.

Air Source Heat Pumps – coming soon

With landlords facing heightened pressure to reduce energy costs and carbon emissions, air source heat pumps offer an efficient and renewable heating and cooling solution.

Solar PV (Photovoltaic) – coming soon

Not only can the addition of solar to a property benefit landlords by increasing property value and helping to combat rising energy prices, but this renewable energy source also provides the option to sell excess electricity back to the grid.

Navigating EPC Requirements for Landlords

It is more essential than ever for landlords to focus on the long-term energy efficiency of their rental properties. Under the Minimum Energy Efficiency Standards (MEES), specific guidelines must be met, which landlords must adhere to in order to let properties.

Better energy efficiency means lower carbon emissions, which is better for the environment and results in lower bills, ultimately benefiting the tenant. Currently, the EPC rating of a property that a landlord can let must be E or higher. However, this is set to change to a C rating by 2030 at the latest, with landlords facing a penalty fine of up to £5,000 for failure to meet the new regulation.

We can assist with:

Pre-upgrade EPC assessments

Energy-saving insulation upgrades

Compliance with MEES (Minimum Energy Efficieny Standards) regulations

Ongoing support to maintain EPC standards

The Smart Advantage of Energy-Efficient Rental Properties

Avoid Penalties

Stay compliant with MEES regulations and avoid fines of up to £5,000 per property.

Improve Letting Potential

A higher EPC rating means better tenant appeal and overall profitability.

What are the current landlord's EPC requirements?

The UK Government states that all landlords in England and Wales must meet a higher standard for their Energy Performance Certificates (EPCs) in their properties. The current level of EPC E will need to rise to EPC C by 2030 at the latest.

If you are looking to rent out a property, it has to meet a minimum EPC E rating. With tenants seeking the most energy-efficient properties to rent, to benefit from lower energy bills, this EPC rating may not be enough for you to remain competitive. Contact SmartStone for a detailed analysis of your property and to explore any grant-backed schemes that you may benefit from.

An EPC certificate expires after 10 years. Landlords are required to obtain a new EPC certificate at the start of every new tenancy, regardless of whether the property’s EPC rating remains the same.
